About Sabine & Oak
Small on purpose. Fluent in every street.
Four agents, one office, twenty-one years of Austin closings. We built a brokerage that fits in a room because that is where the real conversations happen.
The founder
Marisol grew up three blocks from the office.
On a street that has been renamed twice since. She got her license in 2005, opened Sabine & Oak in 2012, and has turned down three offers to sell the firm to larger brokerages, the last one over a very good lunch.
The name is a street and a tree: the Sabine Street office, and the live oaks that shade most of the neighborhoods we work in. The logic is simple. Know the block. Respect what was here first. Do not rush.
closings, every one of them walked in person first
How we work
Four things we will not compromise on.
One partner, start to keys
You work with the agent you met, not a coordinator you did not. That person prices, shows, negotiates and answers the 10pm text.
We walk it before we price it
Every listing is walked in person, at ten in the morning when the light is honest, before a number is ever discussed.
The word no
If a house is wrong for you, we say so before you make an offer. If a price is wrong for the market, we say so before you list.
The boring weeks matter most
Option periods, appraisals, repair credits, walk-throughs. Deals are won and lost there, and that is where we spend our attention.
The team
Four people. Eight neighborhoods. One phone number.
Marisol Reyes
Broker and founder
Marisol grew up three blocks from the office, on a street that has since been renamed twice. Twenty-one years and roughly six hundred closings later, she still walks every listing before she prices it.

Theo Lindqvist
Partner, luxury and lakefront
A former architect, Theo reads a floor plan the way most of us read a menu. He represents most of our Westlake and Lake Austin sellers and has a quiet gift for finding the buyer nobody else knew was looking.

Priya Anand
Agent, first-time and relocation
Priya moved to Austin from Chicago with two suitcases and a spreadsheet. She now runs our relocation practice and has helped more than two hundred households make the same jump with far less anxiety.

Jordan Blake
Agent, Hill Country and land
Jordan spent a decade ranching outside Wimberley before getting licensed. If you want to know how a well is drilled, where a creek floods or which fence line the deer use, ask Jordan.

Why Austin
A city that still fits under its trees.
Austin doubled while we watched. What did not change: the oaks, the springs, the porches, and the habit of knowing your neighbors. We sell the houses. The city sells itself.
The Treaty Oak on Baylor Street is roughly five hundred years old. It predates the city by about four and a half of them.
A day at the office
Walk through Sabine Street with us.
9am
first coffee, first walk-through
6pm
last showing, most days
Two rooms, one long table and a wall of neighborhood maps. It is where we price, where we argue about offers, and where clients sit when they want the real answer.
The office is on the second floor of a 1920s building with the original windows and a coffee machine that cost more than the furniture. Drop in. Someone is always there.
In their words
What it is like to work with us.
We toured eleven houses in two weekends. Marisol said no to nine of them before we could. When she finally said yes, so did we.
Ana and Luis Ortega
Bought in Travis Heights
Theo priced our house eighty thousand above what two other brokers suggested and got it in nine days. I still do not know how, and I have stopped asking.
Marcus Whitfield
Sold in Westlake Hills
Priya answered a text at 10pm about a school boundary. Then she sent a map. We moved from Denver without ever feeling like strangers.
Elena Sørensen
Relocated to Mueller
Jordan walked our five acres in the rain to show us where the water goes. Nobody else even got out of the truck.
Sam and Devi Raghavan
Bought near Dripping Springs
They talked us out of the first offer we wanted to make. Six months later that house sold for less than we would have paid. That is the whole review.
Nora Kim
Bought in Bouldin Creek
Patient, precise, and refreshingly unsalesy. Our condo sold above ask with a plan that took forty minutes to explain and worked exactly as described.
Lee Tanaka
Sold in East Austin
Ready when you are. Slow is fine.
Most of our clients talk to us a year before they move. That first coffee is free, and it is never a pitch.
